How to read the figures
The UK House Price Index is published every month by HM Land Registry with the Office for National Statistics. It is based on completed sales, so it runs about two months behind, and recent months are revised as more sales are registered. Each figure is an average across everything sold in that area, so it will not match the value of any one property.
Areas are local authority districts. Warwick district includes Warwick, Leamington Spa, Kenilworth and Whitnash. Stratford-on-Avon district covers Stratford-upon-Avon and the south of the county.
Why a finance broker publishes this
Lenders work from value. The size of a bridging loan, the deposit on a buy-to-let and the end value of a development all start from what property in the area sells for. These averages give a starting point for thinking about deposit and loan size before a surveyor values the actual property.
- Check rental cover on a buy-to-let
- Work out the cost of a bridging loan
- Test a development appraisal
