Finance for Birmingham property

From city-centre apartments and converted industrial buildings to terraced streets and suburban housing, Birmingham offers almost every kind of residential investment. It is also a busy market for commercial property and for small and medium-sized development schemes. The right finance depends on the asset, your experience and how you plan to exit.

Development and conversion

Converting commercial buildings to residential use, and building on small infill sites, both need development finance that is released in stages as work progresses. Lenders will want to see planning permission, a costed schedule of works and a realistic view of the end value.

Islamic finance

For clients who want to avoid conventional interest-bearing loans, we arrange buy-to-let, bridging and commercial property funding through providers that use structures designed to follow Shariah principles. We explain how each structure works so that you can satisfy yourself that it meets your requirements.

Local rules worth knowing in Birmingham

  • A city-wide Article 4 direction has been in force since 8 June 2020. Anywhere in Birmingham, converting a family house into a small HMO for three to six people needs a planning application. (Birmingham City Council)
  • Since 5 June 2023, HMOs with three or four occupants forming two or more households have needed an additional licence, and larger HMOs a mandatory licence. The additional licensing designation covers every ward and runs to 4 June 2028. (Birmingham City Council)
  • A selective licensing scheme has covered 25 of the city’s 69 wards since 5 June 2023, so many ordinary rental properties in those wards need a licence as well. The council has an address checker. (Birmingham City Council)
  • Bond Wolfe, a Birmingham auction house, states that contracts are exchanged immediately at the auction and that completion is usually 28 days after exchange, although it can vary by lot. (Bond Wolfe)

Checked against each source on 2 October 2026. Licensing schemes and planning directions change, so confirm the current position with the council before you buy.

  • A bridging loan at 70% of the average price would be about £163,980, before fees and interest.

These are worked from the published average and are illustrations only. Lenders rely on a valuation of the actual property, and recent months of the index are revised as more sales are registered.

Finance in Birmingham: common questions

Can you arrange development finance for a conversion in Birmingham?

Yes. Lenders will want to see the planning position, a costed build programme, your experience and the expected end value. Funding is normally released in stages against work completed.

Do you arrange Shariah-compliant property finance in Birmingham?

We arrange funding through providers whose products are structured to follow Shariah principles, including for buy-to-let, short-term and commercial purposes. We recommend you confirm that a product meets your own requirements, for example through the provider’s Shariah supervisory approval.

Can I get finance for a property bought at a Birmingham auction?

Yes. Auction bridging finance is designed for the completion deadline, usually about four weeks from the fall of the hammer. Check the legal pack for the exact date. Speak to us before the auction if you can.
