Finance for Leamington Spa property
Leamington is known for its Regency terraces, and a great many of them have been divided into flats. Converted buildings bring their own questions for a lender: the lease length, who owns the freehold, how many units share the building and whether there is commercial space at street level. A flat above a shop on the Parade is assessed very differently from a purpose-built apartment.
Rental property, HMOs and student lets
The town has a long-established rental market, with students and young professionals making up much of the demand. Houses in multiple occupation need a specialist mortgage, and lenders will want to see the licence and understand how the property is let. Planning rules for HMOs are tighter in Leamington than in the rest of the district (see the local rules below), so check with Warwick District Council before you commit to a purchase you plan to convert.
Getting started
Tell us about the property and what you want to do with it. We will explain which type of finance fits, what lenders are likely to ask for and what it is likely to cost before you commit to anything.
Local rules worth knowing in Leamington Spa
- An Article 4 direction has covered the whole of Leamington Spa since 1 April 2012. Changing a family house into a small HMO for three to six unrelated people needs a planning application here. (Warwick District Council)
- Every HMO in Warwick District needs a licence: five or more occupants under mandatory licensing, and smaller HMOs, including purpose-built student flats, under the additional licensing scheme that runs from 18 January 2024 to 17 January 2029. (Warwick District Council)
- The council will not process a new or renewal HMO licence application where planning permission is required and has not been obtained. (Warwick District Council)
Checked against each source on 2 October 2026. Licensing schemes and planning directions change, so confirm the current position with the council before you buy.
House prices in Warwick district

What that means for borrowing
- A buy-to-let purchase at the average price with a 25% deposit would need about £92,305 of your own money and a loan of about £276,915.
- A bridging loan at 70% of the average price would be about £258,454, before fees and interest.
These are worked from the published average and are illustrations only. Lenders rely on a valuation of the actual property, and recent months of the index are revised as more sales are registered.

Can you arrange an HMO mortgage in Leamington Spa?
Yes. HMO finance is specialist lending, and lenders will look at the licence, the number of lettable rooms, the tenancy arrangements and your experience as a landlord. We can explain what is needed for your property.
Is it harder to get a mortgage on a converted flat?
It can be. Lenders look at the remaining lease, the freehold arrangements and the construction and layout of the building. A short lease or a flat above commercial premises narrows the choice, but specialist lenders do consider these cases.
