Finance for Warwick property
Warwick’s centre is full of period and listed buildings, and many of them combine a shop or office on the ground floor with living space above. That mix is attractive, but it does not always suit a high-street lender. Listed status, non-standard construction and part-commercial use can each rule a property out of a standard mortgage. Specialist lenders look at these cases differently, and knowing which one suits which building is most of the job.
Who we work with locally
We arrange finance for landlords buying or refinancing rental property, for investors who need to complete quickly, for developers converting or building, and for business owners who want to buy the premises they trade from. Whatever the case, we start with the same questions: what are you trying to do, by when, and how will the borrowing be repaid?
Meeting us
Smith Street runs east from Eastgate, and there is public parking nearby in the town centre. We are open Monday to Friday and on Saturday mornings. Please call ahead so that the right person is here to see you.
Local rules worth knowing in Warwick
- Every house in multiple occupation in Warwick District needs a licence. Mandatory licensing covers five or more occupants, and an additional licensing scheme in force since 18 January 2024 covers smaller HMOs, typically those with three or four occupants. (Warwick District Council)
- The council’s Article 4 direction on HMOs covers Leamington Spa, not Warwick town. In Warwick, changing a family house into a small HMO for three to six people does not need a planning application under that direction, but an HMO for seven or more people always needs planning permission. (Warwick District Council)
- The council will not process an HMO licence application where planning permission is required and has not been obtained. (Warwick District Council)
Checked against each source on 2 October 2026. Licensing schemes and planning directions change, so confirm the current position with the council before you buy.

- A bridging loan at 70% of the average price would be about £258,454, before fees and interest.
These are worked from the published average and are illustrations only. Lenders rely on a valuation of the actual property, and recent months of the index are revised as more sales are registered.
