Finance for Coventry property

With two universities and a large working population, Coventry has strong demand for rented housing, and many local investors hold terraced houses let to students or sharers. The city centre has also seen older commercial buildings converted to residential use. Each of these needs a different type of funding: an HMO mortgage, a buy-to-let mortgage in a company name, or development finance for a conversion.

Auction purchases

Property in and around Coventry regularly comes up at regional auctions. Once the hammer falls you are committed, and completion is normally due about four weeks later (the standard auction conditions set 20 business days unless the lot says otherwise), which is rarely long enough for a conventional mortgage. Auction bridging finance is built for that deadline. Speak to us before the sale so that you know what you can borrow when you bid.

Business and commercial finance

For Coventry businesses we arrange commercial mortgages on trading premises, loans for growth or equipment, and invoice finance to release cash tied up in unpaid invoices.

Local rules worth knowing in Coventry

  • Since 4 May 2025 every HMO in Coventry that is not covered by mandatory licensing needs an additional licence, including HMOs with three or four occupants. The city-wide scheme runs to 3 May 2030. (Coventry City Council)
  • Since 30 September 2023 an Article 4 direction has applied in 11 wards: Cheylesmore, Earlsdon, Foleshill, Lower Stoke, Radford, St Michael’s, Sherbourne, Wainbody, Whoberley, Westwood and Upper Stoke. Changing a family house into a small HMO there needs planning permission. An HMO for seven or more people needs permission anywhere in the city. (Coventry City Council)
  • Where an HMO is operating without the correct planning permission, the council says it will grant only a one-year licence, with a condition to apply for permission. (Coventry City Council)
  • Loveitts, which holds property auctions in Coventry, states that completion takes place 28 days after exchange unless the legal pack says otherwise, with a 10% deposit paid on the day. (Loveitts)

What that means for borrowing

  • A buy-to-let purchase at the average price with a 25% deposit would need about £56,920 of your own money and a loan of about £170,759.
  • A bridging loan at 70% of the average price would be about £159,375, before fees and interest.

These are worked from the published average and are illustrations only. Lenders rely on a valuation of the actual property, and recent months of the index are revised as more sales are registered.

Finance in Coventry: common questions

Can you arrange finance for a property bought at auction in Coventry?

Yes. Auction bridging loans are designed to complete inside the auction deadline, which is usually about four weeks from the fall of the hammer. Check the legal pack for the exact date. It helps to speak to us before you bid so that the lender’s requirements and your borrowing limit are clear in advance.

Do you arrange mortgages for student lets and HMOs in Coventry?

Yes. Lenders will want to know how the property is let, whether it needs a licence and whether planning permission applies to its use. Rules vary across the city, so check the position with Coventry City Council before you buy.

Can a Coventry business get funding without property as security?

In many cases, yes. Unsecured business loans and invoice finance do not rely on property, although a director’s personal guarantee is commonly required. What is available depends on trading history and turnover.
