How this is worked out. Simple interest on the full loan for the whole term. The arrangement fee is deducted from the advance. Lenders may add fees to the loan instead, compound rolled-up interest or charge an exit fee. Rates and fees depend on the property, the loan to value and your circumstances.

About this calculator

How is bridging loan interest calculated?

Bridging lenders quote interest per month rather than per year. Interest can be paid monthly (serviced), deducted in advance for the agreed term (retained) or added to the loan and repaid at the end (rolled up). Choose each option in the calculator to see how it changes the amount you receive and the amount you repay.

What is the difference between gross and net loan?

The gross loan is the total facility. The net advance is the amount you actually receive on completion, after the arrangement fee and any retained interest have been deducted. The property purchase has to be funded from the net advance plus your own money.

What fees are charged on top of interest?

Most bridging loans carry a lender arrangement fee, charged as a percentage of the loan, plus valuation and legal costs. Some lenders also charge an exit fee, and a broker fee may apply. All fees are confirmed in writing before you commit.

Is the result a quote?

No. It is an illustration based on the figures you enter. The rate, fees and loan size a lender offers depend on the property, the loan to value, your circumstances and your exit strategy.
