How this is worked out. A fixed rate for the whole term, with interest calculated monthly. Commercial mortgage rates are usually variable or fixed for a shorter period, so real payments will change. Arrangement, valuation and legal fees are not included.

About this calculator

What is income cover?

It is how many times your rent or trading profit covers the yearly mortgage payments. Lenders use it to judge affordability: for an investment property they look at the rent, and for a business buying its own premises they look at profit before interest, tax and depreciation.

How much deposit does a commercial mortgage need?

It depends on the property type, the strength of the income and the lender. The calculator shows your loan to value so you can see how the deposit changes it. Specialist property types usually need a larger deposit.

Should I choose repayment or interest only?

Repayment clears the debt over the term and costs more each month. Interest only keeps payments lower but leaves the full loan to repay or refinance at the end, so lenders want to see how that will happen. Many commercial loans mix the two.

Is the result a quote?

No. It is an illustration based on your own figures. Terms depend on the property, the tenant or trading accounts, and the lender’s criteria.
